I have a unique background in project management and business leadership developed over my 25 years in the industry.  I was very fortunate to begin my career with an entrepreneurial organization focused upon the educational sector of the real estate industry and to have personally played an integral role leading two operational divisions. 

My growing awareness of the industry led me to the conclusion of an immense opportunity to fill a void for high quality professional project management services.  So, in 1996 I co-founded Strategic Building Solutions which for two decades was an industry leader in the Northeast.  In 2015 we joined Colliers International allowing us to leverage our considerable skills with those of the broader organization.

Our growth has been driven by superior client satisfaction and attention to detail.  This is attributable in part to my belief that clients need partners that are not only technically capable, but are responsive and able to communicate thoughts and ideas in a manner best suited to their personal style and needs.

Financing hospitality development projects: What every developer and sponsor needs to know.

While the inquiries originate from experienced developers with proven track records either in the upscale residential, hospitality and/or mixed-use categories; the presentations are inadequate. Specifically, the presentations (offering memo/deck) lack the critical elements required to entice potential investors. Oftentimes, the presentations or setups do not take into consideration the criteria of hospitality brands (operator/flag). The latter is critical if the project requires hospitality management/operations. Having a strong operator (if independent) or a hospitality brand in place is an integral part of the investment opportunity, as investors require an experienced operator as part of the deal (ROI – return on investment).

The increase in developer/sponsor ground-up hospitality projects are in-line with present market conditions as offshore investors continue to invest in ground-up development projects throughout the U.S. The exception being capital from the mainland China of course.  However, the Gulf region and Europe have remained active.  This is great news for developers/sponsors desiring to build hospitality projects; as well as hospitality brands seeking to expand their portfolio and brand presence. Particularly in the top tier and emerging markets.

What has changed in terms of the appetites of investors is the requirement that the development project offers a substantial real estate component, meaning residences, condominiums, villas and/or apartments. The obvious reason is the immediate ROI from the sales of real estate.  While the addition of real estate lessens the number of keys, the potential for revenue is further increased as the real estate may be placed back into the hotel rental pool.

The challenges we see when evaluating the viability of a potential ground-up development project is in the actual set-up and investment presentation.  The majority of developers will present offering memos complete with conceptual renderings.  However, as many are not active in the hospitality sector, they do not understand current market conditions (tourism), have not completed the necessary feasibility studies and are unfamiliar with required standards of many hospitality brands.  We have found that developers invest quite substantially on plans only to be told that the schematics do not work for specific brands and therefore will not attractors investors.  So, it is back to the drawing board so to speak.

There are some key factors that developers contemplating ground-up hospitality projects must consider and include in their Offering Memorandums and Investment Presentation Decks.

1. Investment Highlights

This section is key and is meant to provide an Overview and introduce the project. In this section, a brief of the destination needs to include unique attributes including recent investments, brands present and opening.  It is important to introduce the project and provide a “compelling” opening statement as to why this project is unique and viable. Other elements to include:

  • History of Destination
  • Most notable projects
  • Pricing PSF, recent development project costs
  • Residential sales and costs
  • Existing brands, new hospitality brands coming online (important to include categories, i.e., 3, 4 and 5-star)
  • Overview of the Project – include developers’ background, recent projects

  • Model – it is highly recommended to engage an architecture/interior design firm with hotel brand experience. This should be done after the feasibility study to determine the first category of brand operator/flag, regardless if the plan is to develop an independent hotel.  By doing so you will avoid having to go back to the drawing board in order to attract an operator.

5. Comprehensive Data and Analysis – Market Data

This is the most critical component of the Offering Memorandum: A Feasibility Study detailing a forecast of income and expense for the proposed hospitality development project for internal review as well as potential investor(s) consumption.

The study must include market research and Analysis, Investment Analysis, Valuations, Hotels and Motels – Valuations and Market Studies.

So where do you begin?  Simple, assemble an “A-Team.”  That is a team with expertise and proven track records within the segment you are developing.  If your project is slated to be mixed-use – hospitality, real estate and light retail, your team should encompass expertise in those categories. Most importantly, assemble a team with connectivity to investors.

At the beginning of the process, a comprehensive feasibility/market study is required.  Investors will only consider a presentation with such a study compiled by an industry leader. Below is an example of your “A-Team.”

The great news for developers and sponsors is that there remains a strong appetite for investment in ground-up development projects.  What is appealing to investors are long-hold investments (patient money).  Returns are of course important; however, investors are interested in opportunities that are solid.  Of particular interest are projects that encompass hospitality and real estate – meaning, hotel rooms along with real estate investment, i.e., villas and condominiums.  A lifestyle component is also key.

So, which are the U.S. destinations, most in demand?  We are seeing interest in the South West, West Coast, Southeast and Midwest.  The Caribbean, Mexico, Southern Europe and Central America are also in demand.

Moving on to Gleneagles Hotel, Scotland (member of LHW) as a French Cuisine Chef and then a quick internship with Master chef Gordon Ramsay's The Maze, London.   Saurabh heads the cuisine presentation and modern Indian cuisine restaurant products for IHP.Saurabh is also the consultant on board www.Onlychefs.co.in ; a leading chef recruitment portal.   Chef Gurinderjit Singh, Consultant Chef – A hotel administration graduate from the prestigious IHM – A, Gurinder brings with him a fresh new perspective of international food production standards and dosumentations. Gurinder also has experience at the revered bakery and patisserie of The Oberois New Delhi, Gurinder takes care of all documentations and standardization of kitchen processes for all IHP projects   Sachin Kumar– Sachin is a CAD qualified professional, He works closely with the projects team to finalize and prepare the drawings and services for different projects. Sachin also heads the onsite spot rough in team to ensure adherence to services and other drawings. With an engineering background, He assists Arun in the technical aspect of planning. He specializes in Designing, documentation, site co-ordinations and site commissioning.   Vansh Gupta– Vansh is a CAD qualified professional, He works closely with the projects team to finalize and prepare the Shop drawings and BoQs for different projects. Vansh also heads the tender development team to ensure adherence to specifications. With an engineering background, He assists Sachin in the technical aspect of planning. He specializes in Designing, budgeting and preparation of tender documents.

On Your Schedule

Students have the option to earn their master's degree in hospitality and tourism management on campus or via distance learning and at their own pace. Synchronous distance delivery using Adobe Connect provides remote students with an engaging, interactive classroom experience where they learn in real time with on-campus classmates and professors. Additional asynchronous course options give students the flexibility to complete courses online and at their convenience. 

Customized Curriculum

The degree program includes 30 credit hours of innovative classes covering specialized topics in business analytics, strategic leadership, marketing and social media, customer experience management, talent management and finance. Elective courses and field projects allow students to tailor their degree to their interests, including international learning opportunities. Thesis (research) and non-thesis (professional) tracks are available to match students’ career objectives.

Graduate Spotlights

Three ways to get started.

  • For current bachelor’s degree students, the accelerated bachelor’s to master’s program allows you to start taking graduate classes as part of your undergraduate coursework. This option is perfect for any student who wants to graduate with two degrees in less time.
  • Working professionals and alumni who aren’t ready to commit to earning their master’s can take a “test drive” of up to two classes as a non-degree seeking student. Those classes will count towards a master’s degree if the student later decides to join the program. Prospective students interested in this option can fill out our interest form or visit the graduate school’s non-degree seeking student application .
  • And for students who have their undergraduate degree and are ready to earn their master’s, we accept new students throughout the year and can create a course plan that matches your career goals and schedule. More information on how to apply to the MIHTM program is below.

Application Deadlines

  • Spring semester: November 15
  • Summer session: May 1
  • Fall Session: July 1

International student deadlines are one month earlier.

Admission Requirements

All applicants for the MIHTM program must apply through the  Graduate School . For more detailed information about the specific degree requirements, please visit the academic bulletin . Prospective students should complete the main application form and pay the $50 application fee online. In addition, applicants must send all supporting material directly to the Graduate School. 

The following supporting material is required with the application:

  • A current resume.
  • A one- to two-page statement of career objectives that states how the MIHTM curriculum will help the applicant achieve their career objectives.
  • At least two letters of recommendation, with at least one from a current or former professor who can comment on the applicant’s ability to succeed in graduate studies. Applicants will send out requests for letters of recommendation from within the ApplyWeb application. The Graduate School does not accept recommendations sent directly from applicants.
  • One official transcript from each college or university attended (undergraduate and, if applicable, graduate). Successful applicants generally have a GPA of 3.0 or above (on a 4.0 scale).  
  • Official Graduate Management Admission Test (GMAT) or Graduate Record Exam (GRE) scores. Successful applicants generally score at least 500 (verbal and quantitative combined) on the GMAT or at least 300 on the GRE.  GMAT/GRE scores more than five years old will not be accepted under any circumstances. The codes for submitting scores are JV2 (GMAT) and 5818 (GRE).
  • Applicants whose native language is not English must submit TOEFL or IELTS scores. International applicants who have received a degree from a college or university in the United States are not required to submit a TOEFL or IELTS. Test scores are valid for two years only.

Marriott International Becomes First Hospitality Company to Introduce Neuroinclusive Practices at Its Largest Customer Events

Leveraging work from google xi’s the neu project, marriott strives to create a more inclusive experience for meeting attendees.

Marriott International, Inc., a hotel industry leader for more than 95 years, today announced its commitment to incorporate neuroinclusive practices at Marriott-hosted customer events of 250 people or more globally. This commitment is a result of joining forces with The Neu Project , an initiative from Google’s Experience Institute (Xi) that aims to share resources designed to better accommodate and create a more inclusive experience during meetings and events for neurodivergent attendees. These practices are initially being previewed at Marriott’s Corporate Partnership Customer Conference, THE EXCHANGE, currently taking place November 28 through December 1, 2023 at the JW Marriott Desert Springs Resort & Spa in Palm Springs, CA.

Approximately 15-20 percent of the world’s population has neuro differences, including ADHD, obsessive-compulsive disorder, autism, dyslexia, epilepsy, and Tourette Syndrome.* In 2022, the Google Experience Institute launched The Neu Project in order to demystify and educate event professionals on the design of more neuroinclusive experiences through a helpful guide and checklist.

Starting today, the following neuroinclusive practices will be incorporated at Marriott-hosted customer meetings and events of 250 people or more:

  • Quiet Room: A dedicated room will be available during Marriott customer events for recovery from sensory overwhelm, restoration and regulation. Designed to foster the physical, emotional, and mental well-being of attendees, the room will serve as a calming retreat where guests can break from the event to manage fatigue, overload and/or sensory needs.
  • Tools and Resources: At registration, event attendees will have the opportunity to request various tools to better accommodate their needs, including sensory & fidget toys, noise canceling ear plugs, sleep masks, sunglasses, printed agendas and venue maps, and details about loud music, flashing lights or surprise moments taking place during the event.
  • Closed Captioning for Main Stage Presentations : Real-time subtitles and captions will be available on-screen during main stage event and conference presentations.

“Grounded in our commitments to innovation and inclusion, Marriott is dedicated to making meetings and events more accessible for everyone,” said Drew Pinto, Executive Vice President and Chief Revenue & Technology Officer, Marriott International. “The Neu Project is a driving force in this space, and we look forward to working jointly with them, along with the neurodivergent community, to deepen our understanding of neurodivergent needs in order to truly welcome all.”

Over the past two years, Marriott has collaborated closely with The Neu Project to learn directly from the neurodivergent community. The company has already begun implementing various neuroinclusive practices at its recent customer events, including a quiet room and tools and resources at both THE EXCHANGE: Association Masters in Phoenix, AZ and THE EXCHANGE: Europe in Madrid, Spain. Last month, Marriott and The Neu Project also implemented a quiet room for attendees at IMEX America, an annual industry event in Las Vegas, NV where members of the global business events community come together.

Looking ahead to 2024, Marriott will further its neuroinclusion efforts by conducting active listening sessions with the community through conversations with The Neu Project and people who are neurodivergent, which will help shape future content.

The History of Hospitality & Tourism 

Hospitality is one of the oldest businesses, going way back to the innkeepers and taverns of biblical times. Tourism, on the other hand, is a more recent invention which began in Europe, with Switzerland being one of the first countries to develop special accommodation and services for travelers. 

In the late 1800’s, the concept of leisure tourism and hospitality spread across Europe, bringing flocks of wealthy travelers to Switzerland. It began with visitors seeking cultural and natural exposure on guided tours in the Swiss Alps, train rides and wellness tourism. Palace-style hotels, thermal baths and ski resorts became icons of luxury tourism in Switzerland.

This new generation of wealthy guests had higher expectations for comfortable accommodations, convenient services and fine dining. The leisure travel phenomenon gave birth to hospitality management schools: EHL was founded as the first hotel management school in 1893 in Lausanne, and it has pioneered in hospitality education since then.

Hospitality is one of the most resilient, adaptable and dynamic industries on the planet. It is an industry of constant change, where technology and innovation are being integrated to improve the guest experience.

What is Hospitality and Tourism Management?

Hospitality management is a broad career field that provides many opportunities for international career progression. In the core of the hospitality industry alone (hotels, events, restaurants, etc.) graduates with a hospitality degree can become managers in a variety of departments and sectors, or choose to specialize in one area.

The career paths are as diverse as the industry, and with so many new hospitality concepts and innovation changing the industry, the career paths will continue to grow and evolve with technology and trends of the 21st.

Nikken Sekkei Wins Competition to Design Moscow's New Cultural Center

Nikken Sekkei has been selected as the winner of the international design competition for the Sberbank Business Complex and cultural center in Moscow . The competition was hosted by Russia largest bank, Sberbank. The project is planned to become a new TOD model of Moscow, connected to multiple railway stations, including the metro adjacent to the site. The proposal was based on the concept of two evolving cities that complement and speak to one another through Moscow City and Sberbank City.

Within the site there are four existing buildings; two of which already in use and two towers under construction. The overall number of employee within the complex is expected to be 25,000. The aim of the competition was to create an ‘eco system’ for employees to increase their quality of life and shape a cultural educational complex. Nikken Sekkei ’s proposal presented the creation of a simple volume with a program that includes a museum, a visitor center, a medical and a sports center with direct access to the offices. With a wedge-shaped design, 300m long, the future building is made to integrate with the surrounding landscape while conforming to program conditions.

As the team explains, to ensure an efficient and effective plan, the building program is divided in two distinct zones: one for employees and one for the general public. A large void space, filled with greenery and light, parts the upper and the lower portions of the area. This void space includes a plaza on ground floor, which extends to upper levels through stepped green terraces, creating an indoor park to be used all year round. The complex will also offer a multi-functional multimedia area, suspended in the middle of the cultural center, with a variable volume for international forums and conferences. The project will feature views over Moscow for both employees and visitors.

The competition was launched in April 2019, and the appointment of Nikken Sekkei was determined by Sberbank in August. The building is aiming for completion in 2023.
